  7. Had it up to...

Had it up to here in forms?

Relax. Mark keeps things in-formal.

So. Much. Paperwork. Part of the joy of closing on that dream home is the end of what feels like mountains of forms to be found, lost, found again, signed, copied, sent, re-sent, notarized, and on and on. Mark knows your pain. That’s why his first rule of lending is to make it fun (or at least less painful). He uses the best technology to help keep you informed (and un-formed) about where you are in the loan process, the forms and documents you need, and the best way to get them. In a home buying market that’s heating up again, it’s important to have everything you need to act quickly.

Go with the flow.

Mark and his team use Floify, a mortgage document management system and an essential tool for keeping your documentation in order. With Floify, we can efficiently maintain, track, and access the many, many types of loan-related documents while maintaining compliance.

Floify is easy to use and can help your clients navigate through every twist and turn of the mortgage process with automatic updates and simple document uploads. Floify not only shows borrowers the status of their documents—what is owed, what’s been submitted, and what the loan officer has approved—but also helps us stay organized on a file-by-file basis. No lost documents; no having to send documents multiple times.

Speaking of forms that nobody likes…

As tax season sucks the joy out of spring, it’s important to think about the effect of tax deductions on your mortgage (especially your chances of getting approved). Loan officers look at taxable income to determine what size of loan you qualify for. So if you take too many deductions, that reduces your taxable income and, yes, reduces the size of the loan you can get. Let’s say you make $100K but take $80K in deductions; it looks like you only have an income of $20K! It’s hard to get qualified with that. Consider your deduction carefully if you are planning to buy or refinance. As always, talk to Mark any time for his advice.

Alas…but not least.

Unfortunately, there is still a lot of paperwork involved in home buying– but at least we can get rid of some of the headaches… and a lot of the paper.
